Survey and Drafting Services:

In order to carry out the rehabilitation of the vestibule, it is necessary to have accurate plans of the existing vestibule area. These plans will be prepared for use in the AutoCAD software, in *dwg format. The type of building will determine the specific plans required, but generally, Floor Plan(s) and Section plans are essential. If you already possess the plans of your property, there's no need to contract this service; simply provide us with the file so we can work with it (it should be up to date!).

The following plans are typically required:

  • Location and Site Plan
  • Floor Plan(s)
  • Section Plan
  • Elevation Plan (if applicable due to alterations)

Prior to the start

Construction Project

To carry out the vestibule rehabilitation, you will need, at a minimum, a Minor Works License. If your actions are more extensive, you will need to process a Major Works License, accompanied by a Construction Project. Not processing this type of license can lead to sanctions.

When do you need a Minor Works License for a vestibule rehabilitation?

If you are going to carry out any type of non-structural wall demolition
If you are going to modify or make changes to the layout of the premises
If you are going to modify or adapt the vestibule (signage, access, ramps, etc.)

When do you need a Major Works License for a vestibule rehabilitation?

Whenever you carry out structural demolitions

Installation Projects
If the vestibule rehabilitation is more extensive and requires the reinstallation of systems, they must comply with the Low Voltage Electrical Regulations (REBT) RD 842/2002 and the Regulation of Thermal Installations in Buildings (RITE) RITE/2013.

This project includes the following:

  • Necessary calculations for the capacities of the installations
  • Technical and descriptive reports on the installation
  • Plans and layout of the installations
  • Specifications and measurements
  • Safety studies related to public attendance

*The installer will be qualified to interpret this project and carry out the installation, but they cannot take responsibility or submit the project to the Administration or an Environmental Control Entity, which will require a project endorsed by a registered technician.

Site Management and Coordination
If you require a Vestibule Rehabilitation Project, you will need to contract this service with us due to liability reasons. If we endorse your project, the liability is direct, and therefore we reserve the right to oversee in person that everything is done in compliance with regulations and technical instructions. This translates to hiring one of our registered professionals (an engineer or senior architect) who will periodically supervise the work to verify that everything is being done according to the description in the technical project.

The Site Manager is the person in charge of:

  • Coordinating the entire technical-faculty team of the project
  • Interpreting the executive project (technical, economic, and aesthetic aspects)
  • Achieving project execution within agreed-upon timelines
  • Adapting to changes, unforeseen circumstances, and relevant modifications
  • Obtaining the final work certificate
